HOW I WORK - FULL HOME STAGING SERVICES
I need to tour your property before I can provide a quotation for professional staging services. The first appointment typically takes 30 minutes to 1 hour, and I will discuss your needs as a seller, then take photos, notes and measurements. Once I return to my office and review these in greater detail, I will then be able to provide you a quotation for my services, typically within a day or two.
If the quotation meets your needs, then we can formalize the staging plan with an agreement and schedule a date for the staging. I usually need about 5-7 days' notice so that I can plan, shop, and pull inventory, and so that you can accomplish the things you need to do prior to the staging, such as removing extra furniture or having your property professionally cleaned.
There are either two or three components to a staging quotation:
STAGING FEE
This one-time fee ranges from $750 -– 3500 (depending on size and condition of home) and is due immediately upon staging. It includes consultation, design, furniture rental coordination, shopping, staging, de-staging, and mileage.
ACCESSORY RENTAL FEE
To enhance the beauty of your house, I will bring in items from my inventory, such as bedding, art, plants and trees, draperies, dishes, small furniture and other decor items. For the use of my inventory I charge a monthly accessory rental fee until your house sells. The first 30 days are always free.
FURNITURE RENTAL (IF NEEDED)
If your property is vacant, I will arrange to rent contemporary furnishings to make the house appear warm and livable. Although I will select the furniture (according to your budget), arrange for delivery and pickup, and oversee its placement, I would have you contract directly with the furniture rental company, which has an excellent selection of furnishings in a variety of styles and price points.
Furniture rental companies typically have a minimum of $500/month for a minimum of three months, so furniture for a one-bedroom house for three months could cost under $2,000. It may still sound expensive, but it is much cheaper than a price reduction on your home.

HOME STAGING® CONSULTATION - "Do It Yourself Staging"
Some homes may show okay but just need some fine tuning, and some homeowners want to stage it all themselves but just need some advice and guidance. For these situations the Home Staging Consultation is ideal. For an affordable one-time fee, I will provide a full detailed written consultation that will tell you specifically what you need to do to get your home ready for sale - room by room, inside and out. This includes a two-hour in-home analysis and consultation by a staging professional, a full written report detailing room-by-room staging recommendations, digital “Before” photos of the property, Staging Guidelines, Shopping Resources and Showing Instructions.
PAYMENT
A deposit is required to reserve a staging, and the balance is due upon completion of staging. I accept cash, checks and credit cards.
